From
time to time we get specific queries regarding property
matters most of which are answered directly and through
the
Q+A column. In this article we will refer to some of
the points which are of a general appeal and which were
not addressed before.
Flat Roof V Pitched Roof
In terms of aesthetics, it can be either, but flat roof
needs more delegate architectural treatment, in order to
become attractive. Pitched roof offers better insulation
and the possibility of having a loft. The flat roof can
be used as a roof garden. It is a matter of own
preference, but, we will say for modern houses of modern
design, flat roof is better if designed correctly.
Heated Pool
It costs approximately 30% more to install and the
running cost is considerable (over €200 p.m.) depending
on the air temperature. Even at the best of times a
heated pool can elongate your pool use by another two
months (one on either end). It is a luxury and the
decision will depend on your financial ability.
Internal Pool
Well, this is a bit extravagant by Cyprus weather
conditions. The cost in addition to the pool, may amount
to around €60.000 and it should include air exchange,
heating, natural lighting etc.
Gym / SPA / Jacuzzi
Budget for a cost of around €50.000 including the
equipment. Usually set in the basement, but provide the
area with radio/t.v. provision/w.cs./shower etc.
State of the art El. & Mech.
Not many local people (consultants) are aware of all the
gadgets, but for those who can afford it, go for it.
Automatic climate control, electrical shutter/curtains,
lighting services etc etc are part of the few that we
know.
Wine Cellar
Not really needed unless you are a connoisseur. For most
people a wine fridge will suffice, but bear in mind its
location (no direct light etc).
Building Plot V Field
A field has obviously less cost per sq.meter than a
building plot, but you get more land. Bear in mind the
made up/or not, access, the provision of services, the
dust and flies of the countryside (in terms of field)
and lastly your style of living. If you have children
opt for a building plot near public services, since it
is more convenient, but, then large gardens, pool etc
are also an attraction for most people
One or two floors
Two floor buildings can provide a more attractive design
and save land. Single floor is far more convenient but
needs added land. Also bear in mind the age of the
residents/any healthy problems etc (single floor to be
preferred in large plots).
Internal Lift
Make a provision if the building is at least two floors.
More suitable for permanent homes and of course for
those who can afford it. Budget for around €35.000. We
will say a must if you have basement/roof garden (3-4
levels). It is worth every penny.
En suite bathrooms
A must even if this reduces the bedroom size. People’s
way of living is changing and little luxuries are more
in demand – extra cost per room €3.000.
Maids Quarter
A must if you have, but prefer to have it in a separate
quarter (the maid will feel happier as well). Make sure
that maid’s quarter has all the facilities including t.v./
kitchen etc – a happy help is better for all.
Security
Alarm system, external light sensors, notifying the
police when away, a proper fence, electric gates etc are
being more of a must. It depends on the location and how
long are the void periods.
Fireplace
A must if you like/have use for such a form of heating.
It costs around €3.000 to build, plus around €10/evening
for the wood. The most expensive way of heating oneself
in Cyprus, but it has its attractions.
Barbeque / Oven
Buy a movable one with a cost of around €800 with all
the gadgets. Avoid building a permanent one. Gas B.Q.
are okey, but not as tasty in terms of food results.
The village ovens cost around €600 depending on size,
but you need some form of training prior to attempt to
use it.
Borehole Water
A must in large plots for gardens and pool. Cost around
€2.500 to install (check if subsidy is available) and 5
cent/c.m. to operate, An investment worth its while.
15‰ Taxation
A proposal that has seen the light in the press suggests
that the Government will introduce a 15‰ (15 – per
thousand) on those people who own real estate having a
total value as at 1.1.1980 of more than €1 mil. Most
unlikely that it will be introduced - objections have
been raised by a wide spectrum of people.
No small letters on loan contracts
The Bank of Cyprus has introduced a
“new” scheme, where
the loan agreements are not to have small or ambiguous
letters. The applicants will be encouraged to study the
contract prior to signing - Bear in mind that if the
contract is in Greek language, the Bank is obliged to
have it translated or explained it to you having a
solicitor present.
