Real Estate Index 2010-2011 - Issue 5The 5th Issue of our Index covers the period 1.1.2010 up to 31.12.2011. Cyprus Economy

Euro area annual inflation was 3.0% in November 2011, unchanged compared with October. A year earlier the rate was 1.9%. Monthly inflation was 0.1% in November 2011. For Cyprus the annual inflation rate for October was at  4.00% , compared to a 3.20% in October 2011.

• The euro area (EA17) seasonally-adjusted unemployment rate was 10.3% in October 2011, compared with 10.2% in September. It was 10.1% in October 2010.  For Cyprus, seasonally -adjusted unemployment rate was at 8.2% for October, compared to 7.9%September 2011

• Based on the exploratory drill by U.S. based Noble Energy the prospect, which lies south of the island, contains a gross mean of 7 tcf of gas, Cypriot President Demetris Christofias said in a statement. "The discovery of natural gas in the exclusive economic zone of our country opens great potential for Cyprus and its people, which with prudence and in a spirit of collectiveness we will utilize in the service of public interest," Christofias said.

 

Cyprus Property Market

• A FOREIGN investor is “seriously” considering making a “huge” investment in a large tourism project in Cyprus that will be “much bigger” in scale than the Qatari-Cyprus hotel complex earmarked for the capital, said Finance Minister Kikis Kazamias. Kazamias accompanied the foreign investor to a meeting with President Demetris Christofias  at the presidential palace. “This potential investment is both large and serious and concerns the possibility for an investment in any location deemed appropriate for the construction industry and which would boost our tourist product,” he said.  Kazamias declined to elaborate, noting that further details will be given by the investor himself.
• According to the latest figures of the Cyprus Central Bank (Greek) , up to Q3 of 2011, the number of non-served loans to the total number of loans increased to 8.9% from 6.7% in March and 6.5% from September 2010. With regards to construction costs, the construction index was at 126.4 units in October 2011, showing an increase of 4.5%. During January - October 2011 there was a decrease of 7.1%, compared to the same period in 2010.

At the same time, interest for residential property from foreigners is stagnant. More specifically, the total number of new recorded transactions (foreigners) decreased 19.1% compared to the same period in 2010.
• According to a survey of 20 developers and estate agents conducted by Stockwatch, most of the participants expect the fall in prices and volume of sales to continue well into 2012. The main problems are perceived to be the lack of finance and psychological reasons as to the uncertain future. "there is interest for properties but this is drowned by obstacles of the financial institutions. Lately we had deals not conclude, because banks would not finance or placed such terms that made the finance impossible." Antonis Loizou expects a further 10% fall in prices for 2012.

• According to the latest survey by The move channel, Cyprus has lost two places as overseas investment destination. Cyprus was ranked 9th according to the survey in November compared to 7th place in September. The US ranked first, Spain second, while France and Portugal followed. Full list below:

• Italian Prime Minister Mario Monti has called for a "united response" to the eurozone debt crisis, as he announced plans to get Italy out of recession.He added that despite the two recent successful Italian bond auctions, he did not think that the phase of financial turbulence had finished. On December 28, the government raised about 7bn euros of debt. Interest rates on Italian 10-year bonds remained high at 6.98%, a barely sustainable level.
 

US existing home sales rose 4% to 4.42 million on an annualised basis in November, according to the National Association of Realtors (NAR). The NAR also admitted it had over-reported the number of used homes sold in the US by 14.3% from 2007 to 2010. It claimed around half the discrepancy was due to lower sales by property owners than previously thought. These sales are not recorded by agents and national estimates began to diverge, said the NAR.
 

•  The number of empty homes in England rose by 12,000 in 2011, according to the annual Halifax Empty Homes survey. The 1.8 per cent increase to 662,000 conflicts with separate government figures published two weeks ago that showed a fall of 21,000. Housing minister Andrew Stunell hailed this as the biggest year-on-year fall in empties since 2004. The Halifax survey is based on the homes that councils find to be empty whereas the government figures are based on council tax returns.

Sales of UK residential properties may rise a little in 2012 but prices will struggle to follow suit, according to the latest Housing Market Forecast published on 22 December 2011, by the Royal Institution of Chartered Surveyors. Prices at a headline level will edge lower by around 3% across the UK. However, the low level of supply should continue into the coming year, stabilising prices and preventing significant declines, it says. Transaction levels are likely to see a slight resurgence next year and climb back to around 880,000, roughly the level of activity recorded in 2010. However, to put this in context, total sales in 2006 were almost double this amount at 1.67 million. The weak economic picture anticipated for the next six months, along with the prospect of increased unemployment, means that demand to purchase property is unlikely to see any significant increase and will remain relatively flat.

Securing a Right of WayAmongst other requirements, a home seeker may be allowed to erect a house on an agricultural plot, provided it has a road access (width of road must be 4.0 mts. minimum) or by securing a right of way. The right of way cannot be less than 12 feet (3.65 mts.) wide and must have a distance from a public access no more than 600 feet (183 m.) from a pubic road (no less than 4.0 mts. wide). Changing Shopping HabitsIt is interesting to record the change of shopping habits of the Cypriot consumer. Initially the corner grocer has been replaced by larger shops and then the latter by the very large supermarkets. The very large supermarkets such as Orphanides and others, who offer in addition to food, other products as well, are now experiencing a change. Shoppers now cannot be bothered to spend hours in a supermarket trying to find where everything is. Μεταβιβαστικά + ΕκτιμήσειςΤώρα που άρχισαν να εκδίδονται τίτλοι ιδιοκτησίας σε αυξητικό ρυθμό, το θέμα του υπολογισμού της αγοραίας αξία για σκοπούς μεταβιβαστικών, εμφανίζεται πιο έντονο στην επιφάνεια. Υπάρχουν διάφορες απόψεις μεταξύ της πραγματοποιηθείσας τιμής πώλησης/αγοράς και τι πιστεύει ο λειτουργός του Κτηματολογίου ότι «πρέπει» να είναι. Το Σπάταλο Κράτος + Γ.Σ.Π.Αναφερθήκαμε σε προηγούμενο άρθρο μας (To Γ.Σ.Π. και το Μέλλον) προ 4 μηνών για το πλάνο του Δήμου Λευκωσίας για την ανάπτυξη του παλιού Γ.Σ.Π. Επεξηγήσαμε ότι όπως έχει η πρόταση για ανάπτυξη με την μορφή Β.Ο.Τ. βάσει του Διαγωνισμού δεν είναι βιώσιμη από πλευράς επενδυτή/επιχειρηματία ανάπτυξης, δίδοντας και τους ανάλογους αριθμούς (και τούτο δεν έχει σχέση με το εγκριθέν σχέδιο, αλλά με τους όρους ανάθεσης που τέθηκαν από το Κράτος).
