Location / Description
This small village consists of 21 beautiful villas & bungalows in the most
picturesque part of Souni, Limassol, Cyprus. The area’s main characteristic is
the conservation of Pine forest with spectacular sea views. The site is also of
an archaeological importance. Driving to Souni from Limassol there are ruins of
round houses very similar to those at Hirokitia dated back in 5000 b.c. On the
West side of Souni there are 3-4 springheads joined and running together to
supply the whole area of Ancient Curium with water. The ruins of the old sugar
mills where Cyprus was exporting sugar to Venice are still there.
Special attention was given to the size of the Gardens where residents could
enjoy the romantic Mediterranean sunset since the project is facing North West.
Villas are designed to offer comfort in a peaceful environment. The bungalows
are also nicely set in big size plots. Villas and bungalows are both
traditionally designed to include stone and country construction materials.

petrol tanks are at the buyers’ expense.
AIR CONDITIONING
- Provision is made for installing standard split-unit type air-conditioning
devices for both hot and cold air.
- All air-condition devices are at the buyers expense.
WATER SUPPLY
- Fresh main water supply through individual meter and via UPVC Pipe in
Pipe.
- Installation of one storage tank on the roof with capacity of 1-ton.
- A 150 Litre emersion heater supplies hot water through UPVC Pipe in Pipe
using both solar panels and electricity.
ELECTRICAL INSTALLATIONS
- Each house has individual meter and all installations are approved by the
Electricity Authority in writing.
- All houses are designed to have adequate wiring for lights, sockets,
telephone and TV points in each room.
- There is also wiring and piping for installing kitchen fan-extractor. All
light fitting costs are at the buyers’ expense.
PARKING AREA
- Each house is provided with its own private parking area.
ROOF
- All weather exposed flat roofs and balconies have first class
waterproofing insulation.
ROADS AND PAVEMENTS
- All roads and pavements will be constructed according to official plans.
BARBEQUE AREA
- A proper barbeque bench will be constructed with a side sink and a useful
cupboard underneath.
